Timber frame timeline
Building the framework: approximately 2-4 weeks
As your timber frame house kit is manufactured, it is time to start laying your foundations. The laying of the foundations should be done in two weeks, but this will vary depending on your plot.
Your building control officer can advise you about any complications that may arise, such as tree roots nearby or soils which shrink.
Frame Assembly: around 3-4 Weeks
The walls of a timber frame will be made up of OSB, or plywood fixed to the timber studwork. When the board is attached to the timber studs, it provides the strength for the rack. First Fix: around 3-4 months
Organise the tradesmen for the electrical, gas and plumbing once the structure has been made watertight. It is possible to do this while installing the exterior cladding, which will save time. This is when a trustworthy tradesperson can really help you. The first fix includes the installation of any electrical wiring and pipework, including water, gas and air conditioning (HVAC). You should, whenever possible, check the entire work related to your first fix.
Second Fix: a Few Weeks
Installing all items fixed to walls and floors is the stage where you start to see your home take shape. The electrician returns to complete the installation of sockets, security alarms and light fixtures. You can install your bathroom or kitchen by yourself, or with the help of a plumber.
Snagging: a few weeks
This is the final phase where you will be checking your construction for defects or faults that may need to be repaired. You can make a checklist of all snags and then pass it to your contractor or tradesperson if you’re working with them.
